Formed in in 2016 by directors following the sale of a £7m property management company, Indigo Square Property Ltd provides lettings and property management services to clients across the central belt of Glasgow. The business operates across the central belt from head quarters at Blythswood Square in Glasgow City Centre and also has a satellite lettings office on Byres Road in Glasgow’s busy West End.

The Strategy

By retaining the sales and management team at a central location, employee overhead costs are kept to a minimum and the benefits of scale encourage a development of the brand across numerous branch openings. Such overheads are kept down further by entering into partnership agreements for branch openings.

  • Each new branch is a limited company owned 50% by InHouse, 40% by the partner agent and 10% by the legal practice
  • A licensee pays £12,000 for a specific geographical location and pays proportion of income to cover central costs
  • This £12,000 will pay for solicitor office fit out including window display space, IT hardware and software along with launch marketing and ongoing brand marketing
  • All license holders will receive pre-launch training and brand guidance to ensure high standards remain across the network.
  • Solicitors benefit from enhanced services with zero costs, meaning income goes straight to bottom line along with additional conveyancing income opportunities.

Legal Services

At it’s simplest the InHouse proposal is to operate as sales and letting agents of carefully chosen legal partnerships. The relationship will allow for the solicitor to offer their existing client base a full property and legal advisory service. Projected income to the legal partnership is in excess of £30,000 before consideration of additional cross selling opportunities.
